Garage floor coatings in Coquitlam, Port Moody, Port Coquitlam and Maple Ridge. Proper concrete preparation, decorative flakes and a durable protective topcoat.
We install decorative flake floor coatings on garage slabs and other suitable interior concrete across the Tri-Cities and Maple Ridge. A finished floor is brighter, sweeps clean, and stops the fine grey dust that bare concrete sheds onto everything you store.
A full installation includes concrete inspection, mechanical diamond grinding, crack and damage repair where appropriate, a base coat, decorative flake broadcast, scraping and vacuuming of excess flake, and a protective clear topcoat.
Preparation is the part that decides how long the floor lasts. A coating rolled onto smooth, sealed or contaminated concrete has nothing to key into and will lift. We grind every floor mechanically and repair cracks before any coating is opened.
The practical differences homeowners notice once the coating is down.
A sealed surface keeps moisture, road salt and oil out of the slab instead of letting it soak in.
Dust and debris sweep off a smooth coated surface rather than grinding into open concrete.
Light-coloured flake reflects light, which stops the room feeling like a basement.
Flake adds colour and texture, and helps disguise minor imperfections in the slab.
Oil, salt and household spills sit on the surface and wipe up instead of staining.
Bare concrete constantly sheds fine grey dust. Coating it largely stops that.
A floor coating is hard-wearing, not indestructible. Dropped tools, dragged metal shelving and hot tyre contact can still mark any coating — but a properly prepared floor handles normal garage use very well.

Seven stages from bare slab to finished floor. Most of the work happens before any coating is opened.
Before quoting we look at the slab itself: how old it is, whether it has been sealed, and where the cracks and low spots are. Moisture rising through a slab is the most common reason coatings fail, so someone needs to actually see the floor.
The floor is mechanically ground with diamond tooling and a dust extractor. This removes old sealers, laitance and contamination, and opens the surface so the coating keys into the concrete rather than sitting on top of it.
Cracks are opened up, cleaned out and filled with a two-part repair compound, then ground back flush. Skip this and the crack telegraphs straight back through the finished coating, usually inside the first year.
Edges are masked and the floor is vacuumed one last time. The base coat is mixed in measured batches and worked quickly, because these products have a limited pot life once combined. Perimeter first, then rolled in sections.
While the base coat is still wet, decorative flake is broadcast by hand across the surface. We work to refusal, meaning flake is thrown until the floor will not take any more. The floor looks rough at this stage because it is buried in loose flake.
Once cured, loose flake is swept up and the surface is scraped back to knock down any sharp edges standing proud. This is the difference between a floor that feels smooth underfoot and one that feels like sandpaper.
A clear topcoat goes over the flake. This is the layer you actually walk on and the one doing the wearing, so it needs to go down evenly. We can add an anti-slip additive where a floor is likely to get wet.

The questions homeowners ask most before booking a floor.
Cost depends on the size of the floor, the condition of the concrete, how much crack repair is needed and which finish you choose. A tidy double garage and a badly cracked, previously coated slab are very different jobs. Send us the approximate size and a photo or two and we will give you a free written quote.
Most single or double garages are a two-day job. Grinding, crack repair and the base coat happen on day one; scraping and the topcoat follow once the base has cured. Cure times depend on temperature and humidity, which matters in a Lower Mainland winter.
Light foot traffic is usually fine the day after the topcoat. Vehicles need longer, typically several days, because tyres put far more stress on a curing coating than feet do. We give you exact timings for your floor and the products used before we leave.
Yes. Mechanical diamond grinding is a standard part of our process. Coating applied over sealed or contaminated concrete has nothing to key into and will peel, often in sheets. Grinding creates the profile the coating bonds to.
Usually, yes. Plenty of older Tri-Cities garages coat up very well once the slab has been ground and repaired. What we check first is moisture and any structural movement, because those are the conditions where a coating is not the right answer. We will tell you honestly if that is the case.
Yes, and they should be. Cracks are routed out, filled with a two-part compound and ground flush as part of the preparation. Bear in mind that concrete moves, so a repaired crack can reappear over time if the slab shifts.
A flake floor has more texture than smooth sealed concrete, which helps. If your floor is likely to get wet regularly, we can add an anti-slip additive to the topcoat. Mention it when you request your quote.
Sweep or dust-mop it, and wash it occasionally with warm water and a mild cleaner. Avoid harsh solvents and do not drag sharp metal across it. That is genuinely the whole routine.
